How do I contact management?

How do I submit a maintenance request?

Log into the Tenant Portal, describe the issue, and add photos. You can also call (323) 201-7359. We review non-emergency requests within four business hours. Do not hire your own contractor without written approval.

What counts as an emergency?

Accepted Answer

Active flooding, fire or smoke, a gas leak, sewage backup, electrical hazards, or loss of required heat. Use the after-hours instructions in your lease and portal. For crime or someone in the building who should not be there, call 911 or LAPD first — not the office.

Question 4

What is non-emergency maintenance?

Accepted Answer

Appliances that still mostly work, cosmetic repairs, slow drains, minor leaks, loose hardware, burned-out bulbs you cannot reach, and similar items. Submit those through the portal.

When is rent due?

On the 1st of each month, in advance. It is delinquent the next day.

How do I pay?

Use the Tenant Portal. Personal check, money order, or cashier’s check payable to HMMY Corp are also accepted. Deliver to HMMY Corp, PO Box 480859, Los Angeles, CA 90048. PayPal, Venmo, and similar apps are not accepted.

Are there online payment fees?

The processor may charge a convenience fee depending on the method. ACH from a bank account is usually the lowest-cost option.

What if I pay late?

If rent is not received within 5 calendar days of the due date, a late charge of 6% of the rent due typically applies. Pay the late charge with the current rent. Confirm the exact figure on your lease.

What if a check is returned?

A returned check is usually $25 the first time and $35 each time after that. After an NSF or stop-payment, we may require money order or cashier’s check going forward.

What is the SCEP fee?

Some Los Angeles buildings have a city Systematic Code Enforcement Program pass-through. If it applies to your home, it is listed on your lease (often a few dollars a month) and is due with rent.

Can I use my deposit as last month’s rent?

No. The security deposit cannot be applied to last month’s rent. If we have to use part of the deposit during the tenancy, you have 5 days after written notice to bring it back to the full amount.

What should I do in the first three days?

Send us a written list of anything damaged or not working within 3 days of move-in. We also photograph and/or video the unit. That list is not a way to cancel the lease — it protects you at move-out.

Who replaces light bulbs?

You do. Replace burned-out or failing bulbs as part of ordinary upkeep.

Can I hang pictures or put nails in the walls?

Not without written approval. Anything you do affix must come down when you leave. Do not hang anything from fire sprinklers, piping, or other fire equipment.

Can I paint, change blinds, or add a satellite dish?

Painting, wallpaper, new locks, antennas, satellite dishes, and replacement window coverings all need written approval. We provide draperies or blinds; do not swap them on your own.

Can I bring a portable washer or extra fridge?

Accepted Answer

Portable washing machines and portable dishwashers are not allowed. A stove and refrigerator are provided. If you want to bring your own refrigerator, that has to be agreed in writing.

Question 17

Can I grow marijuana in the unit?

Accepted Answer

No. The premises may not be used to plant, grow, cultivate, or sell marijuana.

Question 18

The garbage disposal stopped.

Accepted Answer

Confirm it has power and press the reset button on the underside. If it still does not work, submit a request. Do not put rags, grease, or trash down it.

A toilet or sink is clogged.

Accepted Answer

Only flush human waste and toilet paper. Do not flush wipes (even ones labeled flushable), paper towels, tissues, feminine products, or anything else. If a plumber finds something that should not be in the line, the resident at fault is charged. Do not use chemical drain openers — submit a request.

I’m locked out.

Accepted Answer

Lockouts are the resident’s responsibility. Call a locksmith, or ask the office during business hours if someone is available. If you re-key, give us copies of every key immediately. You may not remove locks, even ones you installed.

Can I change the locks?

Only with written approval. If you re-key, copies of all keys must come to the office right away.

What is my job with mold and moisture?

Accepted Answer

Keep the unit clean and dry. Wipe visible moisture on windows and walls quickly. Use kitchen and bath exhaust fans while those rooms are in use, and tell us if a fan does not work. Close windows when rain can blow in. Clean small surface mildew with a cleaner made to kill mold.

When do I have to tell you about water or mold?

Immediately — roof or plumbing leaks, drips, sweating pipes, overflows from a bath, kitchen, or laundry, or any significant mold on surfaces. Use the portal. Waiting can make you responsible for the extra damage.

Pests or bed bugs?

Accepted Answer

Report them through the portal so we can inspect. You must cooperate with treatment. Keep food sealed, take out trash, and do not leave pet food out overnight. We have no knowledge of bed bugs at move-in unless we tell you otherwise.

Are pets allowed?

Only with written consent and a signed Pet Agreement. You must also carry renters insurance. Guest animals are not allowed without that same approval. Service and support animals are handled under California law — write us before they move in.

Can I have guests?

Yes. Guests may not stay more than 14 days without written consent. Anyone in the home longer than two weeks must be registered with the office. You are responsible for your guests following the rules.

Can I add a roommate?

Only people named on the lease may live there. Extra occupants need written approval and are typically subject to a 10% monthly rent increase. Anyone 18 or older must complete an application.

Can I Airbnb or sublet?

Accepted Answer

No. You may not assign, sublet, or list the home (or a parking space) on Airbnb, VRBO, or any short-term rental site. That is a material, non-curable breach.

Can I smoke or vape?

Accepted Answer

No. Smoking is prohibited in the unit, on balconies and patios, and in all common areas. That includes cigarettes, cigars, pipes, hookah, plant products, e-cigarettes, and vapes. You are responsible for guests. Smoke damage — including replacing carpet, drapes, and paint to remove odor — can come out of the deposit and is a material lease breach.

Is parking included?

Only if your lease says so. If it is included, park only in your assigned space. Vehicles must be registered and operable. No trailers, boats, campers, buses, or work on cars. No storage in the stall. Leaking vehicles cannot stay. Unauthorized cars can be towed at the owner’s expense. Guests may not use other residents’ spaces.

What keys do I get — and what if I lose one?

Typically one apartment key, one mailbox key, one common-area key, and one garage remote if the building has a gate. Return every key and remote at move-out. Unreturned items are usually $40 per key and $50 per garage remote.

Where do packages go?

Anything left at your door is your responsibility. We do not watch or store packages.

Can I store things in the hallway or garage?

Accepted Answer

No. Halls, sidewalks, and parking areas must stay clear. There is no storage on the property except what is inside your unit, unless your lease grants a storage space.

Can I go on the roof?

No. Roofs, storage rooms, and any marked restricted area are off limits.

Do I need renters insurance?

Accepted Answer

Yes. HMMY does not insure your belongings or your guests’. Carry liability coverage of at least $100,000. Name the housing provider and HMMY Corp as additional interest (and additional insured if the carrier allows). Send us the policy before move-in and a rider at each renewal.

Someone is in the building who should not be.

Call 911 or LAPD non-emergency at 877-ASK-LAPD (877-275-5273). Do not call the office first — that delays the police. Lock your door even for a short errand. Do not open a pedestrian gate for someone you do not know.

Do the cameras mean someone is watching?

Accepted Answer

No. Cameras, where they exist, are a deterrent. They are not monitored live. Footage is not given to residents and we cannot search it on request. We release footage to police when they ask. Cameras can fail in an outage or malfunction.

Question 38

The garage gate followed someone in.

Accepted Answer

Tailgating happens. If the person looks unfamiliar or suspicious, call the police. If power is out or a gate is broken, we may prop it open until it can be repaired. We are not responsible for vehicle damage from gates — keep your auto insurance current.

Noisy neighbors?

Do not create a substantial annoyance for others. If a neighbor is, start with a civil note if you can. If it continues, report it through the portal.

What can I put on the balcony?

Outdoor furniture and plants only. No laundry, rugs, or hanging items. Do not throw anything off a balcony. Gas grills with propane tanks 1 pound or smaller are allowed; charcoal is not allowed anywhere on the property. Nothing may hang in windows so it is visible from outside.

Trash and recycling?

Put garbage in the designated containers. Break down boxes and use recycling. Do not put pizza boxes or bulky items in a trash chute — they jam it. No business waste. No flammables in chutes or bins.

Who pays utilities?

It depends on the building and is written on your lease. Some homes include water, trash, or power; others do not. Put any separately metered service in your name on move-in day.

Can I put a sign or foil in the window?

No signs, posters, foil, stickers, or similar items on the inside or outside of the building or in windows.

When do I get my deposit back?

Within 21 days after you vacate, with an itemized statement. We return it when everyone named on the lease has left and all keys are back. The check is made out to all tenants. No interest is paid unless local law requires it. Ordinary wear and tear is not charged; damage, extra cleaning, and missing keys are.

How much notice to move out?

A fixed lease ends on the date in your agreement unless you renew in writing. Month-to-month generally needs at least 30 days’ written notice. You owe rent through the termination date even if you leave early.

Can I break the lease early?

You remain responsible for rent until the home is re-rented, plus advertising and necessary cleaning or repairs beyond wear and tear. We have a duty to mitigate. Ask the office before you assume a number.

Is there a move-out inspection?

Yes — you have the right to request a pre-move-out inspection so you can fix items before we take the keys. We give 48 hours’ written notice for that walkthrough unless you waive it. Return the unit as you received it, minus normal wear and tear, empty, and with a forwarding address.

How much notice before you enter?

24 hours in writing is the standard for repairs, inspections (including mold and ventilation), and showings. Emergencies, your consent at the door, or a surrendered unit do not require notice. A pre-move-out inspection uses 48 hours.

Is my building under rent control?

Some Los Angeles buildings are under the Rent Stabilization Ordinance. Your lease packet includes any RSO or renter-protection notices that apply. Ask us if you are unsure about your address.
